The Tahoe Chamber’s newest member, Pacaso, is a new service to the Lake Tahoe Basin that modernizes the generations-old practice of co-owning a second home. Pacaso helps people buy and own a second home through a property specific LLC and reduces the cost and hassle of ownership while making scheduling easy.

What type of business do you represent and how long have you been in business?

Pacaso modernizes the generations-old practice of co-owning a second home. DIY co-ownership- owning a second home with a friend or family member in an LLC – has been around for decades, but it is a headache to set up and a hassle to manage. Pacaso takes care of everything from curating the best listings in top second home markets and offering integrated financing, to professional interior design and furnishings, and then adding professional management and technology to make scheduling dates and owning the home seamless and simple.

Pacaso launched in 2020 and was co-founded by two former Zillow executives, including co-founder and former CEO Spencer Rascoff and former CEO of dotloop, Austin Allison. Austin is a proud homeowner in Lake Tahoe.

Tell us more about what products and services your business offers. Is there anything people might not be aware you offer?

Demand for second homes has dramatically increased since the onset of Covid-19, particularly among working professionals who now enjoy greater remote-work flexibility. Second home buyers competing at middle-tier price points reduce housing options available to the local workforce.

Pacaso redirects second home buyers away from the middle tier by enabling them to co-own a fully-managed luxury home that was previously out of reach, and for much less hassle. For example, rather than competing for a whole home at ~$600K, a second home buyer can buy one-eighth of a $4-5M property for the same price and let Pacaso handle all the labor-intensive property and LLC management details.

Pacaso also prohibits short-term rentals and Pacaso owners use their home and support the local community year-round.
